Plan One: $100.00 Per Month.

For Clients of Luther Forest Real Estate, LLC. Sales/Rentals Only. List and Lease your Home with Us.

Once we have secured a qualified tenant and occupancy has begun.

• Rents will be sent directly to the owner via wire routing or paper check.
• All repairs must be approved prior to work being done, by owner.  If an emergency arises, and owner cannot be reached, owner agrees to have me act to rectify the situation.
• Owner will notify me if they have work or renovation estimates completed. I will contact tenants.
• Luther Forest will collect a Retainer of $250.00 from you, the owner, and retain in a Fund for minor repairs that become necessary.
• Luther Forest will contact you, the Owner, prior to hiring any repairman for repair over $250.00 unless an emergency has occurred.
• Owner/Landlord has the option of either using his/her own repair technicians, (list to be provided to Luther Forest) , OR - Luther Forest will hire from their own list of Responsible Service People.
• Luther Forest will be the contact for your tenant as necessary.
• Luther Forest will do the final walk thru at end of lease term, negotiate for additional time period, and determine amount (if any) that needs to be deducted from Security Deposit.

For Clients of Luther Forest Real Estate, LLC. Sales/Rentals Only. If desired, Luther Forest will re-list the property 2 months prior to end of existing lease and show property to prospective new tenants .

Plan Two: Snowbird Management Fee: $125.00 per month.

• Luther Forest will do a weekly inspection of your home, inside and out.
• Luther Forest will contact vendors, list you provide, when repairs/maintenance become
  necessary.
• Luther Forest provides you with Peace of Mind while you are away. (POM).
